COMMON ROOF PROBLEMS

Having a well working roof is one of the biggest things that we take for granted every day.  Our roofs work to protect us from the elements, keep out pests, and give us a comfortable living space.  Unfortunately, roofs are of the areas in your home that us most susceptible to damages. If you’re a homeowner, chances are that you’ve encountered one or more roofing problems at some point in your life.  While it is possible to fix certain issues on your own, most roofing problems should be done by a professional roofing company to avoid long-lasting damage, improper repairs, and unsafe conditions.  To help you identify when you should call a professional roofing company, here are the 14 most common roofing problems.

Roof Leaks

A leaking roof is one of the most common roofing problems that homeowners face.  It can happen due to a number of different reasons, but regardless of why it’s happening, it’s frustrating.  Untreated roof leaks can cause expensive damages and, if left for too long, structural problems.  There are a number of reasons why your roof might be leaking so it’s important to make sure and keep an eye out for water damage regularly.  Signs of water damage or leaks can usually be seen near your chimney, around the flashing, near gutters and skylights, in valleys, or close to vents.  Some of the most common causes of a roof leak include cracked flashing, broken shingles, or structural damages to tiles or slate.  If you notice any signs of a roof leak, call a professional for a comprehensive inspection.

Standing Water

Moisture & Water Damage

NO CHIMNEY CRICKET

Any chimney wider than 30 inches needs a cricket (sometimes referred to as a ‘saddle’) to prevent debris and rot building up around the chimney. If a cricket wasn’t installed, or was installed incorrectly, it can lead to moisture entering the roof. A chimney cricket helps to direct the flow of water away from the chimney and towards the gutters.

PUNCTURES & PENETRATIONS

While not the most common roofing problem, it is possible for extreme weather or debris blown in the wind to break and penetrate the roofing material.  While you usually notice a tree branch falling off and breaking your roof, sometimes damage can be more subtle.

MEMBRANE SHRINKAGE

The protective membrane that sits below the roof tiles can shrink when exposed to UV light (present in sunlight).  If roof shingles are pulling away from the roof, it could be a sign that the membrane is shrinking.
